Find out how we're future proofing our electricity network in the capital whilst supporting National Grid with the London Power tunnels project.

New substation at Bengeworth Road
Currently, we deliver electricity to over 2.4 million homes and businesses across the capital. Our new substation building at Bengeworth Road is part of a wider plan to rewire the capital and ensure the system is future-proofed for the next 50 years.
The new substation building will connect the site to National Grid’s transmission network as part of the London Power Tunnels project, and will help ensure the best value for end consumers.
In April 2022 we appointed our architect and planning consultant, and in June 2022 we hosted public engagement events to share emerging proposals for the new substation building at Bengeworth Road. You can download the exhibition panels from these events here.
During our engagement period, we received feedback about the location, height, and choice of materials for the substation building. This feedback was considered by the project team and reflected in the final plans. You can download images of the final plans here.
- Location – UK Power Networks took on board residents’ initial feedback about the location, and worked to reconfigure the layout of the substation building. This allowed the building to be pulled back an additional six metres from the closest site boundary, taking it to 13.59m from the boundary bordering properties on Southwell Road.
- Height – The height of the substation building is dictated by the equipment inside, including the switchgear which is assembled and maintained by a mobile elevated crane. The height of the building will therefore be a maximum of 13.5m. UK Power Networks will, however, continue to consider all engineering solutions possible to reduce the height further.
- Materials – Materials chosen for the design have been selected to reflect the materials of other buildings in the area, many of which use London stock brick. Our design treatment contains brick and metal cladding, including a mix of brick and metal cladding on those elevations facing away from Southwell Road. For the elevation facing Southwell Road we have added subtle brickwork detailing to add interest to the façade.
We have now submitted a prior approval application to Lambeth Council for the substation building.
As substations contain essential infrastructure vital for local electricity supply and UK Power Networks is deemed a statutory undertaker, the new substation building falls under permitted development rights. These rights are subject to Lambeth Council’s approval of the design and external appearance of the substation building.
We have already completed the demolition of the multi-story car park and the build is planned to start 2026.
